The Tanzanian housing sector’s fast-growing demand is mainly driven by the fast-growing Tanzanian population which is estimates to be 53.47 million and that is expected to more than double by 2050. The study using Quantitative and qualitative data. The researcher was collect data through questionnaires and interviews. The researcher used the Statistical Package for Social Science Research (SPSS) version 19th for data analysis. The Tanzanian housing demand has also been boosted by easier access to mortgages, with the number of mortgage lenders in the market increasing from 3% in 2009 to 21% in 2015 and the average mortgage interest rate in Tanzania falling from 22% to 16%. The analysis revealed the existence of abundant opportunities such as the rapid growth of many cities in Tanzania has risen many contributions, especially in major cities. The study findings show that the government had put in place good number systems in place such as taxation policies, infrastructural development among other legislation however implementation was still limited. It emerged that the policy environment is highly controlled by people who have money and political goodwill. The study observed that with the elimination of these policies there is a modest chance to alter the real estate investment to operate at their social efficiency level.
